Homeowners and private landlords may choose to manage their own home energy upgrades. This gives them the flexibility to take a step-by-step approach, carrying out different upgrades over time and to suit their budgets.
With this grant route, applicants select an SEAI registered contractor and apply for a grant through our easy-to-use online application system. The grant is paid directly to the applicant or the contractor; once works have been completed and the Request for Payment form, and Declaration of Works forms have been completed and submitted.
If you are considering one or more energy upgrades, this is a good route to take.
Is my home eligible?
To be eligible, your property must have been built and occupied:
- for insulation and heating controls, before 2011
- for heat pumps and renewable systems before 2021
What grants are available to me?
Assuming your property is eligible the following grants are available to homeowners and landlords who decide to manage their own home energy upgrades. These grants are available without means testing. You can select multiple measures e.g. attic, wall, heating controls when applying.

- Solar water heating
Before you decide on the grants you would like to apply for, it's a good idea to:
- Check if your home has previously received a grant for an energy upgrade. You will not be eligible for the same grant twice. If unsure, please call the dedicated SEAI helpdesk to enquire. You will need to provide your Meter Point Reference Number (MPRN) which is an 11-digit number found at the top right-hand corner of your bill from your electricity supplier.
- Check if your home has an existing BER. If yes, you should be able to access the report that was published with your BER. This report will recommend upgrades suited to your home. To check if your home has an exising BER, visit the National BER Register.
- If your home does not have an existing BER report, and you do not know what energy upgrades to carry out, we suggest you carry out a BER assessment. You will receive a detailed Advisory Report that will give you a tailored energy upgrade plan for your home.
- Talk to a building contractor, architect, BER Assessor or energy advisor for advice.
You should be aware that:
- grants for windows and doors are not available under the Individual Energy Upgrades option but are available as part of the One Stop Shop service.
- There is no grant funding for replacement oil or gas boilers.

If you choose to manage the upgrade yourself, the following grants are available to eligible homes. You must have grant approval in place before you start works. Please note that grants for windows and doors are not available under the Better Energy Homes scheme.

How to apply and manage your upgrade
If you decide to manage your own home energy upgrades you will be responsible for the entire process. This step-by-step guide shows you how to plan the project, including grant applications.
1. Choose your energy upgrade grant/s
Decide the energy upgrades you want to carry out - heat pump, external wall insulation or solar PV grants
2. Find a registered contractor
Choose from one our SEAI registered contractors in your area
3. Apply for your grant
You can apply online, by post or through an Energy Partner
4. Accept your grant offer
You must have grant approval in place before you start works
5. Get the works done
Complete your works within the 8 month timeframe
6. Post-works BER Assessment
All grant applicants must carry out a post-works BER assessment
7. Grant payment request
Allow between 4 and 6 weeks for all grant payments
Please note that some installations may be subject to a home inspection by SEAI which will impact payment timelines.
