D4 home sells for €500,000 above its reserve price at auction

A house in Dublin 4 has sold for €500,000 above its €1.6m guide price.

46 Wellington Road sold yesterday for €2.1m – making it the highest price paid for a home at auction this year.

The Ballsbridge house was bought yesterday by a family which plans to restore it to a family home.

Both the terraced house itself and a mews to the rear, which was included in the sale, had been let as offices for a number of years to advertising agency Leo Burnett.

Auctioneers DNG described the 3,163sq ft house as a fine period property with light-filled spacious accommodation which included five reception rooms and four bedrooms. The 677sq ft mews is laid out in three rooms, a kitchenette and WC.

DNG executive Susan Slevin said: "While it can be converted relatively easily into a family home, it will require further investment to restore it to its former glory."

The previous record for a Dublin house price came last month when 1 Leeson Park, Dublin 6, was sold for €1.8m. Wellington Road prices peaked in 2004 when one house changed hands for €4.1m – but that did not have the benefit of a mews.
