Allsop will hold its biggest ever Irish auction next month over the course of two days.
There will be over 375 properties going under the hammer the two day event in Dublin’s RDS on Tuesday September 8th and Thursday September 10th.
The first day will feature a mix of commercial and residential properties, with the second solely residential.
There is a strong collection of retail investments up for sale with well-known high-street names such as Dealz, Boylesports, Ladbrokes, O’Briens and Shoe Zone as sitting tenants.
Meanwhile, on the residential front there will be 290 lots going under the hammer with a combined reserve of over €35 million. This includes 75 properties in Dublin, also a record total.
There is a wide selection of houses and apartments in highly desirable Dublin locations in the auction including a four bed semi-detached house in Foxrock at a reserve range of €495,000 - €525,000; a five bedroom detached house in Roganstown Golf Club, Swords with a reserve of €600,000 - €650,000; a mid-terrace three bed house in Ranelagh with a reserve of €350,000; a two bed apartment in Donnybrook at a reserve of €480,000 - €500,000; and a detached two bedroom period gate lodge on Mount Merrion Avenue at a reserve of €370,000.
Multi-unit properties also feature in the September auctions and include a portfolio of 10 apartments to be offered collectively as one lot on Dorset Street with a reserve of €1,100,000 - €1,300,000; a portfolio of 25 apartments close to Waterford IT with a reserve of €875,000 - €975,000; 14 houses in Bridgetown, Wexford at €500,000; and 10 houses in Crossdroney, Cavan for €480,000.
Other highlights include Kilwick House, a detached 5 bedroom house with 21 acres in Dunlavin, reserve €350,000 and 42 Acres at Capranny Stud, Kildalkey Road, Trim, Co Meath, reserve €350,000-€400,000.
One of the most sought-after properties at the commercial auction is likely to be a combined lot that includes a large Georgian building at 10 Harcourt Street and two adjoining warehouses to the rear, on Montague Lane.
The lot has a reserve range of €2.9 million-€3.1 million. The Harcourt Street property is arranged over a basement and three upper floors to provide a combination of retail, office and residential accommodation.
Extending to 385sq m (4,144sq ft), it is subject to three tenancies – including O’Brien’s Sandwich Bars – and produces an income of €82,000 per annum with two office units vacant.
The adjoining properties at 10/11 Montague Lane comprise two warehouses, which are subdivided into six units and extend to a total of 1,016sq m (10,936sq ft).
Two of the six units are subject to tenancies and provide an annual rent of €34,250. Full vacant possession of the entire property is attainable by January 2016.
