Property prices up 5.6% in June

Property prices continued to grow in June, albeit at a slower rate than the previous month.

The latest Residential Property Price Index from the Central Statistics Office (CSO) shows that prices increased by 5.6% in the 12 months to June 2026, down from the 6.1% recorded in the year to May 2026.

In Dublin, residential property prices rose by 4.6%, while residential property prices outside Dublin were 6.4% higher in June 2026 when compared with June 2025.

The annual increase in residential property prices nationally of 5.6% for June 2026 represents the lowest annual rise since January 2024, when the annual increase was 5.4%.

In the 12 months to June 2026, house prices in Dublin rose by 3.9% while apartment prices increased by 7%. The highest house price growth in Dublin was in Dún Laoghaire-Rathdown at 4.8% while Fingal saw a rise of 3.2%.

Outside of Dublin, house prices were up by 6.0% and apartment prices rose by 10.2%. The region outside of Dublin that saw the largest growth in house prices was the Border (Cavan, Donegal, Leitrim, Monaghan, and Sligo) at 10.5%, while at the other end of the scale, the South-West (Cork and Kerry) saw a rise of 3.7%.

Households paid a median or mid-point price of €396,000 for a residential property in the 12 months to June 2026. The highest median price paid for a dwelling was €682,334 in Dún Laoghaire-Rathdown, while the lowest was €198,000 in Longford.

The most expensive Eircode area over the 12 months to June 2026 was A94 (Blackrock, Dublin) with a median price of €851,750, while F45 (Castlerea, Roscommon) had the least expensive median price of €157,000.

In June 2026, 4,058 dwelling purchases by households at market prices were filed with the Revenue Commissioners, an increase of 0.7% when compared with the 4,029 purchases in June 2025. The total value of transactions filed in June 2026 was €1.82 billion. This was made up of 2,973 existing dwellings with a value of €1.31 billion, and 1,085 new dwellings with a value of €516.1 million.
