House price inflation in Ireland slowed to another two-and-a-half-year low in July, as rising interest rates and increased supply of homes continued to cool the market.
That’s according to the latest Residential Property Price Index from the Central Statistics Office (CSO), which found that property prices increased by 5.5% in the 12 months to July 2026, down from the 5.6% recorded in the 12 months to June 2026.
This represented the lowest annual rise since January 2024, when the annual increase was 5.4%.
Meanwhile the rate of property price inflation in Dublin rose by 4.4% and prices outside Dublin were up by 6.4% compared with July 2025.
The Residential Property Price Index outside of Dublin is now over three times higher than in May 2013. In May 2013, in the midst of the economic downturn, the RPPI for properties outside of Dublin hit its lowest point since the series began in 2005.
In the 12 months to July 2026, house prices in Dublin rose by 3.7% while apartment prices increased by 6.8%. The highest house price growth in Dublin was in Dún Laoghaire-Rathdown at 6.0% while Dublin City saw a rise of 2.3%.
Outside of Dublin, house prices were up by 6.2%, and apartment prices rose by 9.2%. The region outside of Dublin that saw the largest growth in house prices was the Border (Cavan, Donegal, Leitrim, Monaghan, and Sligo) at 11.0%, while at the other end of the scale, the Mid-West (Clare, Limerick, and Tipperary) saw a rise of 4.4%.
Households paid a median or mid-point price of €399,999 for a residential property in the 12 months to July 2026. The highest median price paid for a dwelling was €684,411 in Dún Laoghaire-Rathdown, while the lowest was €200,000 in Longford.
The most expensive Eircode area over the 12 months to July 2026 was A94 (Blackrock, Dublin) with a median price of €850,500, while F45 (Castlerea, Roscommon) had the least expensive median price of €158,500.
In July 2026, 4,769 dwelling purchases by households at market prices were filed with the Revenue Commissioners, an increase of 1.2% when compared with the 4,712 purchases in July 2025. The total value of transactions filed in July 2026 was €2.17 billion. This was made up of 3,418 existing dwellings with a value of €1.51 billion, and 1,351 new dwellings with a value of €665.3 million.
