THREE further properties that failed to reach the maximum reserve at Tuesday’s Merlin Property auction in the Burlington Hotel have been sold.
Just two of nine lots went under the hammer on the day with auctioneers having to negotiate with seven underbidders.
Those talks have proved fruitful in three cases with Merlin Property insisting they are hopeful of reaching further agreements in the coming days.
Lot 1 – a three bedroom top floor maisonette at 15 Church Road, East Wall, Dublin 3 – had an offer of just €64,000 during bidding but following negotiations, it has now been sold for €65,000.
Lot 3 – a two bedroom top floor apartment at 8 Carleton Wharf, Youghal, Co Cork – also failed to reach its reserve price of €69,000 but has now also sold for €66,500.
Lot 6 – a four bedroom detached bungalow with converted garage in Monemore, Emly, Co Tipperary – also fell short of its reserve price of €130,000 at the auction but has now been sold for €125,000.
Lot 9 – The Abbey Tavern in Cahir, Co Tipperary – was sold at the auction for €495,000, €70,000 above its reserve price but it is now being reported as “under offer.”
The only other sale at the auction was Lot 4 – a two bed terraced house at 4 High Street, Leighlinbridge, Co Carlow, which went for its reserve price of €50,000.
Lot 2, a three bedroom detached lodge at Clifden Glen, Clifden, Co Galway, with a reserve price of €69,000 is also ‘under offer’ while offers are being invited for Lot 7, a retail unit in the Cookstown Industrial Estate in Tallaght, Dublin 24, Lot 8 a three bedroom detached home at Newtownforbes in Co Longford and Lot 10 – a five bed detached bungalow with outbuildings at Ballyvaughan, Co Clare.
