Renting: Why do I need a reference?

Question
It"s the norm nowadays for a landlord to request a reference before you move in. A landlord can and most likely will ask for two references: a work reference and a reference from a previous landlord. Both these references will help landlords answer a few questions such as;
  • Your ability to pay rent on time
  • Your ability to keep up with and pay utility bills
  • Type of personality
  • Housekeeping ... practices

The references can also help inform the landlord of any problems or complaints that you might have had with previous landlords. Not only that but the landlord will also seek a work reference to not only further learn about your personality but also to be aware of your job type, salary and employment status i.e. permanent / part time etc.

All these items will help the landlord decided whether you are / would be a suitable tenant and the right tenant for their property.
