Kildare farm sells for €2.64 million

A residential farm property in County Kildare sold for €2.64 million at auction on Tuesday – well in excess of its €1.8 million guide price.

The vendor is reputed to have paid a multiple of this price for Nurney Demesne during the boom with a view to developing a golf course. Its six-bedroom house had a preservation order but is in need of renovation.

As well as good road frontage, the land was very attractive for tillage farmers as 220 acres are in one field following the removal of internal boundaries and hedges.

The price works out at €9,777 per acre, which would not be the highest price per acre achieved this year. But this average includes 50 acres of disused quarry which auctioneer Paddy Jordan pointed out would have influenced bidders.

A Galway auction saw three houses sold last Friday and two of them went under the hammer. The top price was the €168,000 achieved for a five-bedroom semi-detached house, 2b Tara Grove, in the Wellpark area.

The auctioneers, Property Partners Maxwell Heaslip & Leonard, had guided €150,000 for it. On the western side of the city a four-bedroom semi in need of refurbishment sold for €160,000 or almost double the €85,000 guide.

In the city's eastern suburbs, a three-bedroom 120sqm semi, at 1 Mellows Park, Renmore, was withdrawn when bids reached €130,000. It was sold afterwards for around the €150,000 guide. An 80-acre residential farm in Kilboght, near Loughrea failed to attract a bid and is now asking €550,000.

In Waterford the auction for a four-bedroom detached bungalow failed to attract a bid. Auctioneers Sherry FitzGerald John Rohan had a €350,000 guide price for 8 Ballinakill Lawn, Island Lane, Dunmore Road, Waterford.
