Vendors need to get real if they plan on shifting their pile. While many vendors have readjusted their asking price expectations over the past few months in line with the current market, there are still many who are reluctant to do so.
The reality is that you are not going to achieve the prices of 12 months ago so it's time to get real. You ... need to remember that if you are selling up and buying another place, the "other" place will have readjusted its price too. If you don't change your expectations, expect your place to be on the market for the long haul. Buyers are much more astute these days and don't have the bank backing to fund what are now considered to be "ridiculous" prices. You"ll know what I mean as most vendors are also buyers.
The message is simple. If you are realistic about what your property is worth, then it will sell. If you are not, then it won't.
