We have been promised a 'property database' for several years now and the latest news always seems to be that it is being set further into the future! Of course, it won't tell you much about the live prices on the market, just the past closing prices. For prospective buyers, knowing whether or not the price has changed on a property you are looking at is a helpful addition to your property toolbox.
It can help you determine whether the seller is realistic, if they are aggressively looking to sell (lots of price drops indicate that), and of course, it helps when looking at comparable properties in an area – to see if they are changing asking price at the same rate.
There are some sites that have tried to track this but it can be hard to go back and forth between them so the folks at MyHome.ie decided they would build it into the site, a great idea if I do say so myself! There is one page that tracks the latest price drops, and you'll also find price changes whenever you search for a property near the bottom of the page.
I did a search for 'South Dublin' and the first house that came up was in Rathfarnham. In this case (as of writing) the price hasn't changed, but it shows prices that have in the same area – for instance number 50 on the same street has dropped four times in price in the last year.
