Enfield farm to go under the hammer

A

49.55ac piece of land in Enfield, Co Meath will go under the hammer on Thursday February 2nd in one of the first auctions of farmland of 2012.

The sale will be of interest to both observers and participants in the property market as it will give an early indication of the shape of land prices for this year.

Celia Lamb, of selling agents Knight Frank, is guiding the sale at €450,000, or €9,000/ac.

The land is located on the edge of the village of Enfield between the motorway and the relief road opposite the Johnstown Hotel, where the auction will take place at 3pm. It is adjacent to the M4, 0.2km from Enfield and 34km from Dublin.

The property is in one large block and divided into large fields, with extensive road frontage, mature trees and natural hedging throughout. It is all in permanent old pasture and described as good quality ground. There is road frontage on to two roads, making it an ideal location for one residence subject to planning permission.

According to Ms Lamb, this is a very attractive non-residential farm, in a superb location.

"Enfield is a thriving market town with good shopping, schools, restaurants and other facilities," she said.

The property is being sold by public auction on the instructions of the receiver, Martin Kelly, of Doyle Kelly and Co.

It takes place at the Johnstown House Hotel, Enfield, Co Meath at 3pm on Thursday February 2nd.
