How to attract better tenants

There is a lot of opportunity in the real estate market. As a landlord, you probably know this better than anyone else. In order to chase these opportunities, however, you must make sure that your property is presentable and that your tenants see a great place. This is the only way you can hope to attract more and better tenants.
Follow the general rule of thumb – the better you maintain your property, the better you clean and equip it, the better people it will attract. Assuming that is your goal, and there is no reason it shouldn’t be, you must make sure you do everything in your power to make it happen.
And when it comes to that, there are several ways you can improve the quality of your property to make it more desirable. Here are some ways to make that happen:

  • Maintain the outside – recent studies suggest that a vast majority of people find a house to rent by simply driving past it. This goes to show how important the looks of your property are and how they can affect the decision to pick your house and not another one. Hire a professional cleaning agency to ensure the windows, patio area and façade are spotless.
  • Clean inside – once a potential renter has contacted you to ask for a tour of the house, it is very likely that they approve it and need just a little bit more to make the final decision. What they find inside can greatly affect this. Professional cleaners can help you present a sparkling house or apartment and assure that the people will rent it.
  • Acquire extras – people will not only look for a clean house, they will require extras. Things such as latest model electronics, bathroom and kitchen additions will be greatly appreciated by a lot, who will be willing to pay extra for them. This will of course require a large investment on your side as well, as any such extras can cost great. But soon enough they will pay off.
  • Offer solutions to everyday problems – tenants should be responsible for the professional cleaning of the property for the time of their contract, but you should make sure you offer any assistance with other problems. And it should come in time too, or else you risk getting swamped in problems that will take a lot of time and effort.
  • Make sure you provide and keep all required documentation – this will prove that you are a professional who knows his job well. Keeping your relationship with the tenants documented ensures that no future problems arise. Clean and reliable relations come with documenting every major aspect, from letting a tenant in to hiring a professional cleaning service after they leave.

These are simple enough tricks that will surely work to attract more and better tenants. And this is something that any landlord should be after, if they want to achieve success.
