Allsop's final auction of the year achieves sales of almost €34 million

Allsop achieved total sales of almost €34 million at its final auction of the year in the RDS in Dublin last week.

A total of 178 properties were sold among the mixed catalogue of residential and commercial lots.

Multi-unit properties sold well including several pre-63 houses in Dublin. The top seller was a mid-terrace three storey over basement residential building in nine units on Upper Rathmines Road, which sold for €1.069 million, some €240,000 over reserve.

Other highlights include an end of terrace four bedroom house on South Circular Road, which sold for €390,000, €65,000 over its reserve, and a four bedroom semi-detached house in Gainsborough Avenue, which sold post auction.

Dublin apartments sold include a two bedroom apartment in The Cubes in Sandyford, which was bought by a phone bidder following fast-paced bidding for €277,500.

An auction highlight outside Dublin included Ardnavaha House in Ballinascarthy in West Cork, a detached five-bedroom period house with a block of 15 apartments and an outdoor swimming pool, which sold prior to auction.

Of the commercial properties sold, a high-yielding multi-unit retail investment at Meakstown Shopping Centre in Finglas sold for just over €3 million after enthusiastic bidding on the phones and in the room.

Leisure investments also featured prominently and included 17 Main Street, Swords – let to Masterson’s Steakhouse – which made €1.85 million on a reserve range of €1.2-€1.3 million, and a prominent public house let to Sam’s Bar with a first floor restaurant and ground floor retail unit in Ballincollig in Cork, sold after auction.

A ground floor restaurant unit with an apartment overhead in Terenure in Dublin sold for €310,000 while a ground floor former café with an apartment overhead in Dun Laoghaire town centre attracted much pre-auction interest and sold for €245,000, which was €85,000 over reserve.

Some 4.7 hectares of residential zoned lands together with three houses in Rathdrum also sold for €950,000, almost double the reserve.
