Allsop launch catalogue for September 28th RDS Auction

Allsop have launched the catalogue for their upcoming auction in the RDS which will see over 160 residential and commercial properties, with a total reserve of over €26m, go under the hammer.

The auction is taking place at the RDS Concert Hall in Ballsbridge on Wednesday 28th September, commencing at 9am. A selection of Allsop Private properties, lotted from 20 – 36, will be offered mid-morning.

Richard O’Neill, Divisional Director & Auctioneer, commented: “The release of our September 28th catalogue marks a record-breaking month for Allsop Ireland with over 400 properties to be offered between this catalogue and our online auction on 13th September. This particular catalogue provides a rich array of investment and owner-occupier opportunities, and we welcome for the first time a number of prime south Dublin single residential properties into the Allsop Private section of the catalogue.”

Commercial Highlights

Two extensive office investments, both located in Tallaght, Dublin 24, are the highlights of the commercial offering. Hainault House on the Belgard Road, a stand-alone office investment extending to approximately 1,523 Sq. m, carries a reserve range of €1,700,000 - €1,900,000. The property is subject to two tenancies (with a total annual rent of €147,090) but also offers potential to enhance return as there is vacant possession of approximately 518 Sq. m.

The second property, Coral House on Airton Road, is a substantial semi-detached office facility extending to approximately 2,415 Sq. m (26,000 Sq. ft). The property comes with vacant possession and provides a range of open plan and cellular offices together with a fully fitted reception area and a central stairwell. Coral House is reserved at €1,300,000 - €1,400,000.

There is also a wide selection of retail investment opportunities on offer with retail properties accounting for over a third of the commercial catalogue. Highlights include Lot 25, an extensive ground floor retail unit on North King Street in Smithfield, Dublin 7. The property, a former convenience store, occupies a corner position overlooking Smithfield Civic Square and is suitable for a variety of retail uses. This lot carries a reserve range of €600,000 - €650,000. Other retail highlights include a multi-let investment on High Street in Kilkenny with an annual rent of €47,700 and a reserve range of €470,000 - €530,000; and two retail investments in Athy – one let to Boyle Bookmakers for €21,000 per annum (rising to €30,000 per annum once a new lease is executed) – with a reserve range of €350,000 - €400,000.

Five public houses are also going under the hammer on 28th including the former Paidi Ogs in Mulhuddart, Dublin 15, reserved at €625,000 - €675,000, and The Kings Inn on Bolton Street, a landmark former public house, reserved at €350,000 - €450,000.

Residential Highlights

The residential catalogue is fronted by Lot 23, a three storey house on Sydenham Road in the heart of Ballsbridge, Dublin 4. The mid-terrace property is arranged to provide 5 x residential units and boasts a large rear garden with vehicular access. The property benefits from vacant possession and carries a reserve range of €850,000 - €900,000. Other attractive residential investment opportunities include a mid-terrace four bedroom house on the Old Cabra Road with a reserve of €475,000 and a terrace of four houses to be sold as one lot in Castlebellingham, Louth with a reserve range of €230,000 - €250,000.

Apartments in prime Dublin locations feature prominently throughout the residential catalogue. A fourth floor two bedroom apartment in Spencer Dock, reserved at €375,000, headlines this selection. Other highlights include a fourth floor three bedroom apartment on the Stillorgan Road in Blackrock with a reserve of €325,000; a fourth floor one bedroom apartment at Herbert Park Lane in Ballsbridge with a reserve of €300,000; a second floor two bedroom apartment in Carrickmines Manor, Dublin 18 with a reserve of €250,000; a three bedroom penthouse apartment in Castleknock with a reserve of €245,000; and a second floor two bedroom apartment in the ever popular Temple Bar reserved at €235,000.

Outside the capital, an attractive two bedroom duplex apartment at the K Club in Kildare which boasts a dual aspect offering views of the 18th Green of Smurfit Championship Golf Course is reserved at €280,000.
