112 properties set to go under the hammer at Allsop Space auction on Wednesday

Auctioneers Allsop Space will put 112 properties under the hammer at its final sale of the year in the Shelbourne Hotel on Wednesday.

A house in Rathgar with a reserve price of €420,000 will be amongst the properties expected to attract the most interest.

In total, 99 of the properties are residential while the remaining 12 are commercial. A further commercial property in Co Wexford - lot nine - is the only one of the 112 lots that has been withdrawn thus far.

The residential properties can be viewed on MyHome.ie here while the commercial properties are available for viewing here.

As well as the forthcoming auction at the end of the month, Allsop Space have also committed to five auctions in 2012, the first of which will take place in March.

For the year to date, the company have sold 214 out of 231 lots, raising a total of €40 million in the process.

The Allsop Space auctions this year have attracted huge interest and company director Stephen McCarthy is confident that the forthcoming one on Wednesday will pave the way for bigger and better events in 2012.

"The November auction will pave the way for 2012,” said Stephen.

“We plan to feature more lots at each individual auction next year. Whilst there were suggestions that our September auction was 'less successful' than the first two auctions, the figures speak for themselves. €10 million was realised, with the vast majority of lots successfully selling on the day.

“Over 80% of those buying at auction are without bank finance which highlights that there are still plenty of investors in a position to invest in real estate in this country. Interestingly, almost a third of purchasers were owner occupiers, demonstrating that the current market is not just for the investor. These auctions can only help stimulate the market and encourage property transactions again."

The bumper auction, which gets underway in The Shelbourne Hotel at 11am, is to feature a mix of Dublin and countrywide residential and commercial properties.

The property mix is likely to appeal to all types of buyer, including first-time buyers, those trading up or down, and investors, both domestic and international, with a strong spread countrywide, it said.

Notable residential lots in Dublin include a period house at 13 Garville Road, Rathgar which carries reserve not to exceed €420,000; 28 Grove Park is a Rathmines redbrick with a reserve not to exceed €380,000; and an apartment on Adelaide Square with a reserve not to exceed €145,000.

There are also eight one and two bed apartments on offer at the popular Castleforbes Square development in the docklands near the O2 – previous auctions have seen all 16 out of the 16 lots offered successfully selling.

Lot 2, Number 5 The Corn Exchange is an unusual duplex apartment in Dublin 2 with a reserve price not to exceed €120,000.

Apartment 105, The Cubes, Beacon South Quarter is a two bedroom apartment in Dublin's Sandyford with a reserve not exceeding €130,000. There are also apartments available in Raheny, Blackrock, Santry and Balbriggan.

Properties in Delgany, Co Wicklow soared during the boom in line with other fashionable areas in north east Wicklow. Now 17 Cherry Drive in Delgany Wood will be sold with a reserve no greater than €245,000.

The picturesque area of Clonbur, Co Galway features a five bedroom house on a 3.5 acre site, with a reserve not to exceed €115,000.

Donegal will attract headlines focusing on the five houses in Beechwood Park development in the village of Convoy - these are new four bedroom houses with maximum reserves from €21,000.

A picturesque lakeside four bedroom log cabin style house on the shores of Lough Sillan in Shercock, Co Cavan with access to a private marina features with reserve price not to exceed €50,000.

There are numerous commercial opportunities also coming up at the auction including 174 Pembroke Road, Dublin 4 which is a freehold mid terrace building arranged to provide two restaurant premises in the heart of Ballsbridge with a reserve not to exceed €485,000. Also, on Haddington Road is a 202 square metre restaurant positioned at the Percy Place junction, with a reserve not to exceed €325,000.

In Rathfarnham, interest is sure to be generated by a former nursing home being sold on c.1.64 acres with planning permission in place for 32 townhouses, adjacent to the M50. The reserve price for it will be no greater than €400,000.

MyHome.ie will be provided live updates from the auction on Wednesday on our Twitter page.
