200 residential and commercial lots to be sold at BidX1's July auction

BidX1 have launched their fourth catalogue of the year today, featuring over 200 residential and commercial lots, to go under the virtual hammer on 17th & 18th July. The full catalogue can be viewed here.

Jonathan Fenn, Director at BidX1 and Head of Residential Auctions, commented: “Our latest catalogue launches today, and there’s no sign of the traditional slow-down for the summer months. The online platform means bidders can take part from anywhere in the world so being by the pool in Spain is no barrier to competing for a warehouse in Cork.”

Describing the make-up of the catalogue, Fenn added: “Multi-unit investments look set to be the high achievers across the two days. A portfolio of 12 houses in picturesqueDunmore East, a block of apartments in Midleton and the Royal Apartment Complex in Carlow are among the highlights. Dublin development sites also feature prominently, many of which already carry planning permission for residential units. An attractive red-brick house on Beechwood Avenune in Ranelagh and a four bedroom cottage in a fantastic location overlooking the Liffey at Strawberry Beds are further highlights.”

Features

A portfolio of twelve houses in popular Dunmore East, Waterford, headlines the multi-unit selection. Coral Grove is a gated development in a central location, and all 12 houses come with vacant possession. The property is going under the virtual hammer with a guide price of €2,125,000.

The Royal Apartment Complex in Carlow, a four storey mixed-use development comprising high-end retail and residential accommodation, along with a multi-storey car park, comes with a €1.5m guide price. This is an extensive development with 15 x apartments, 3 x retail units, 1 x office unit and 370 parking spaces in total. 10 of the apartments and 1 of the retail units are tenanted while the carpark is occupied under an operating agreement with NCPS. There is also a Telephone Mast Licence Agreement let to Hutchinson 3G Ireland Limited, bringing the total annual rent roll to €117,760, with further asset management opportunity provided by the vacant units.

The Rookery, a block of 8 apartments at the Cotswolds, Midleton, is another highlight. Comprising 5 x two bedroom duplex apartments and 3 x two bedroom ground floor apartments, the block is situated in a quiet residential area, within walking distance of Midleton Town Centre. Five of the apartments are tenanted, generating €47,400 per annum. The lot carries a guide price of €900,000. A multi-storey car park together with eight apartments on Main Street, Tullamore is guiding €850,000

Dublin development sites with attractive reserve prices also feature prominently across the catalogue. A 0.29 acre residential site in Shankill with permission for the construction of a four bedroom house is reserved at €290,000; a city centre site at Werburgh Street, Dublin 2, which is operated as a car park is guiding €275,000; 0.038 acres in Inchicore with full planning for three apartments is guiding €200,000 and 0.05 acres of development land on Arran Street, Dublin 1, is going under the hammer with a guide of €180,000.
