Tips for selling a property during a pandemic

Sinéad Beggan, co-owner of McGuirk Beggan Property has over 20 years in the real estate industry and has represented clients all over Dublin. In a bold move, Sineád has chosen to sell her own home in the midst of a pandemic. Here she shared her top tips on how to successfully get your home ready for the current challenges that the market presents.

FIRST IMPRESSIONS

When it comes to selling your home, it is all about first impressions. Remember that with restrictions to viewings, potential buyers are more likely to drive by to get a sense of the property so if the exterior is looking neglected, it is worth investing the time to get it looking smart. Think fresh paint work, polished knobs and knockers and some nice potted flowers for starters!

THE GREAT OUTDOORS

Outdoor space is at a premium especially in these unprecedented times so it is equally as important to clear out any outhouses, garages, sheds, and greenhouses to make sure the garden to the front and rear is neat and tidy for potential buyers. Power wash the paving, kill those weeds and trim back the shrubbery for your best chance of making a swift sale.

A LICK OF PAINT

On to the interior! Paintwork should be repainted or touched up before putting your home on the market. You want to give potential buyers the impression of a well-maintained, clean home. Keep the colours as neutral as possible so that viewers can easily imagine what their own stamp on the property will look like. Now is not the time for neon!

SPRING CLEAN

Make sure to sort and/or eradicate any clutter before inviting buyers to view your home. Additionally, decluttering before selling will make the process of moving out much easier so it’s win-win! It goes without saying that cleanliness is key when it comes to selling your home. A good deep clean can go a long way in improving the overall look and feel of the property so make sure you get into every nook and cranny, from the cobwebs on the ceiling to the scuffed skirting boards.

AN EYE FOR DESIGN

The interior styling of your home gives it character and personality. Even though each buyer may have different taste in interior design, a well-presented home is essential in the selling process. Invest in home decor upgrades such as throw cushions and plants, dress beds nicely, ensure all lighting has working bulbs and try to bring as much of a sense of space as possible. Regardless of the square footage, well appointed rooms are every bit as important and will really add to your photography and video tours.
