There was a sharp decline of more than 21% in the total number of dwelling units approved for planning permission last year.
That’s according to the latest figures from the Central Statistics Office (CSO) which shows there were 32,401 dwellings granted planning permission in 2024, down from 41,225 units the year previous. This compares with an annual increase of 20.6% in 2023.
The decline was largely in relation to the number of planning permissions granted for apartments, which were down by almost 39% compared to 2023. The CSO data shows approvals for houses were down 2.7% last year.
There was an annual fall of 2.8% in the number of multi-development houses receiving planning permission in 2024, compared with a decline of 2.5% in one-off houses.
The latest figures also reveal a significant fall in planning permissions for apartments in the capital with a drop of 46% last year across the four Dublin local authorities.
Across the four local authorities of Dublin, planning permission was granted for 6,122 apartments in 2024, accounting for almost half of all apartments granted planning permission in the state.
There was also a 46% fall in the number of Strategic Housing Developments dwelling units approved (19,172 to 10,439). This compares with an annual increase of 35% in 2023.
The figures also show a steep drop in the number of planning permissions granted in the last three months of last year with total number of dwellings approved down 38% compared with the same period in 2023.
Planning permissions granted for apartments units fell 52% in the fourth quarter of 2024 while house planning permissions fell by 21%.
Between Q4 2023 and Q4 2024, an annual decline of 8% was recorded in the number of planning permissions granted for all developments, with 5,878 permissions approved in Q4 2024 compared with 6,399 in Q4 2023.
