The number of news homes built so far this year in Ireland is marginally behind the number of properties completed by the same stage of 2023.
New data from the Central Statistics Office (CSO) shows that in the first nine months of 2024, a total of 21,634 houses and apartments were completed across the country.
This was down 3.1% compared to the 23,325 properties completed in the same period of last year.
There were 32,548 homes built in 2023 but a number of Government figures, including the Minister for Housing Darragh O'Brien, have spoken about potentially completing 40,000 homes this year.
The new dwelling completions in the third quarter of this were year 6.3% up on last year, however, the figures for the first and second quarters are behind last year's output.
Housing estates built in the third quarter were up 23%, apartments were down 7% and single dwellings fell 5%.
Economists from the Central Bank have said that Ireland needs to build more than 52,000 homes a year to reduce the housing deficit and deal with the increase in the population over a 25 year period.
There were 8,939 new dwelling completions in Q3 2024, an increase of 6.3% on the same three months of 2023.
There were 4,489 scheme dwelling completions in Q3 2024, up 23.2% from Q3 2023.
Apartment completions fell 7.2% in the 12 months to Q3 2024, to 3,096, while single dwellings were down 5.3% to 1,354 in Q3 2024.
Over half (50.2%) of completions in Q3 2024 were scheme dwellings, 34.6% were apartments, and 15.1% were single dwellings.
Five of the eight regions of Ireland saw a rise in completions from Q3 2023 to Q3 2024. The region with the largest relative increase in completions at 53.7% was the South-East (Carlow, Kilkenny, Waterford, Wexford), followed by the Mid-West (Clare, Limerick, Tipperary) at 45.8%. Completions rose by 33.5% in the South-West (Cork City, Cork County, Kerry), by 17.4% in the Midlands (Laois, Longford, Offaly, Westmeath) and by 4.8% in Dublin.
The Mid-East (Kildare, Louth, Meath, Wicklow) (-20.7%), West (Galway City, Galway County, Mayo, Roscommon) (-14.7%) and Border (Cavan, Donegal, Leitrim, Monaghan, Sligo) (-7.5%) regions all saw decreases over the same period. More than three-quarters (78.5%) of apartment completions in Q3 2024 were in Dublin. In Dublin City, 94.8% of completions in this quarter were apartments.
The most scheme completions were in Dublin while the West (Galway City, Galway County, Mayo, Roscommon) had the most single completions in Q3 2024. The most completions in Q3 2024 by Local Electoral Area (LEA) were in Clondalkin (622), followed by Tallaght Central (393).
