Annual Irish house price inflation was static between April and May as the cost of buying a home continued to rise at its slowest pace since February 2024.
That’s according to the latest national Residential Property Price Index report from the Central Statistics Office (CSO) which increased by 6.2% in the 12 months to May 2026, unchanged from the 6.2% recorded in the year to April 2026.
In Dublin, residential property prices rose by 4.7%, while residential property prices outside Dublin were 7.3% higher in May 2026 when compared with May 2025.
The annual increase in residential property prices nationally of 6.2% for April and May 2026 represents the lowest annual rise since February 2024, when the annual increase was also 6.2%.
Regional focus
In the 12 months to May 2026, house prices in Dublin rose by 4.3% while apartment prices increased by 6.1%. The highest house price growth in Dublin was in Dún Laoghaire-Rathdown at 5.0% while South Dublin saw a rise of 3.5%.
Outside of Dublin, house prices were up by 7.1% and apartment prices rose by 9.7%. The region outside of Dublin that saw the largest growth in house prices was the Midlands (Laois, Longford, Offaly, and Westmeath) at 13.2%, while at the other end of the scale, the South-West (Cork and Kerry) saw a rise of 4.2%.
Households paid a median or mid-point price of €395,000 for a residential property in the 12 months to May 2026. The highest median price paid for a dwelling was €689,325 in Dún Laoghaire-Rathdown, while the lowest was €198,000 in Longford.
The most expensive Eircode area over the 12 months to May 2026 was A94 (Blackrock, Dublin) with a median price of €850,000, while F45 (Castlerea, Roscommon) had the least expensive median price of €155,000.
Sales focus
In May 2026, 3,861 dwelling purchases by households at market prices were filed with the Revenue Commissioners, an increase of 1.0% when compared with the 3,824 purchases in May 2025.
The total value of transactions filed in May 2026 was €1.71 billion. This was made up of 2,781 existing dwellings with a value of €1.19 billion, and 1,080 new dwellings with a value of €518.0 million.
