MyHomeEcoRating is a tool for homeowners and potential buyers. It provides a clear understanding of the current and potential Building Energy Rating (BER) of a property, the investment required for property upgrades, and the available SEAI grants.
How is the potential BER rating determined?
The potential BER rating is determined based on the achievable rating of the property through appropriate property upgrades, considering various constraints such as budget and target rating. The quality and specifications of the products used for upgrades can also impact the BER rating. All the BER data is sourced from the Sustainable Energy Authority of Ireland (SEAI)
The pricing is based on the product cost and labour required to apply the relevant energy upgrades to the property. Pricing of the products is aligned with an Irish building material supplier along with labour estimates to complete the work. It should be noted that the pricing is representative of the cost of installation on the energy upgrades such as installation of a boiler, heat pump or external insulation based on data recorded for the respective property. This cost estimate excludes any cost associated with non-energy related upgrades (e.g. decoration, flooring, finishing , etc. ) or general condition expenditure.
How is the energy estimate calculated?
The energy estimate is calculated based on the BER rating and the size of the house. The energy required to heat the property is calculated as BER Rating x m² of the home. Knowing the size of the property and its fuel type, the energy bill is then estimated as energy required x area x unit cost of fuel. It’s important to note that properties with the same energy requirement can still differ in overall cost due to differences in the fuel source (e.g., oil, gas, electricity) and the efficiency of the heating source (e.g., heat pump, boiler).
