Have you ever thought about refurbishing an old house and turning it into your dream home? The cost of transformation might be holding you back, but did you know that retrofit grants and supports are available to help make this dream more affordable ?
SEAI Grants and Supports
SEAI is Ireland's national sustainable energy authority. They work with householders, businesses, communities and government to create a cleaner energy future. With significant energy targets for Ireland, SEAI actively encourage and empower Irish Citizens to play their part in achieving those goals. They do this by providing retrofit grants and supports as well as advice to homeowners to maximise the energy efficiency of their homes and products.
These retrofit grants and supports, which can be combined with the Vacant Property Refurbishment grant, make a home renovation project more affordable.
SEAI Grants and Supports Options
SEAI offer 3 energy upgrade options:
- National Home Energy Upgrade Scheme
- Better Energy Homes and Solar PV
- Warmer Homes Scheme

Vacant Property Refurbishment Grant, Croi Conaithe (Towns)
The Vacant Property Refurbishment Grant acts as an incentive for individuals interested in the redevelopment of a vacant or derelict home. This grant provides homeowners up to €50,000 for properties vacant for over two years or €70,000 for derelict properties. It encourages the transformation of neglected buildings into habitable homes, increasing housing supply and the energy efficiency of an old property. The grant particularly supports people willing to occupy refurbished properties, including first-time buyers and people returning to live in rural areas.
Low-Cost Retrofit Loan Scheme
In addition to retrofit grants and supports, Ireland now offers a low-cost retrofit loan scheme available through the main banks. This Government-backed program offers low-interest loans of up to €75,000, with interest rates starting from 3.55%.
Cost of Retrofitting
When considering a whole-house retrofit, it's important to understand that the cost can vary significantly. Factors such as the age, size and type of walls in the house can impact costs. Refurbishment works that have already been completed can also impact the cost of retrofitting.
- Cost Range: For homes built after 2000, the average cost for a retrofit typically starts around €25,000. For older homes, especially those with larger or more complex structures, costs can rise to €75,000 or more.
- Electric Ireland Superhomes: On average, a retrofit for an Electric Ireland Superhomes property costs €56,000. However, with available grants, this can be reduced to approximately €30,000.
