Almost 4,500 notices of termination were issued in the final three months of 2022 while the eviction ban was still in place.
Figures released by the Residential Tenancies Board (RTB) on Monday show that 4,329 notices to quit were issued in Q4 2022.
In total there were 9,070 Notices of Termination received by the RTB in the last month, with 5,358 or 58% issued because the landlord said they intended on selling the property. A further 16.4% were evicting their tenant because the landlord or a family member was moving into the property.
A breach of tenant obligations was given in 16.1% of the notices.
Under legislation enacted last July landlords have to send a copy of a Notice of Termination (NoT) to the RTB on the same day it is sent to the tenant.
Of the 4,329 Notices of Termination issued between October 1st and December 31st, 43% were in Dublin with a further 11% in Cork.
The RTB says the number of notices in Q4 is not equivalent to the number of properties landlords want vacated or the number of tenants who are faced with having to find a new home.
This is because one notice could cover a number of tenants in one tenancy or separate notices could apply to tenants of the same property.
Speaking about the figures on RTÉ, Threshold CEO John Mark McCaffrey said up to 30,000 people could be affected by the 9,000 notices of termination in the last six months of last year.
